Happy (meteorological) Spring! Soon the flowers will be blooming and the smell of fresh cut grass with be all around us. I wanted to share with you some tips as we approach this rental season. May is less than 8 weeks away!
Below is a helpful list to prepare for the upcoming season:
- Schedule a deep clean for your rental property. That way it is ready for the eager tenants to enjoy their vacation feeling like they are in their home away from home.
- Assess any changes to the check-in or arrival processes. Notify your rental partners if their are changes in the lockbox, code, availibilty, etc.
- Update your rental partners with your 2023 trash information including receptacle location and specify the perferred pickup days.
- Remember to relay any changes in WiFi network name and password information if it has changed.
- Homeowners are usually responsible for a clean mattress pad, blankets, and pillows with clean pillow covers for each sleeping location. Stock up on some additional mattress pads and pillow covers accessible to your cleaners in the event something needs to be swapped out mid-season.
- Be sure to clean/repair windows and screens.
- Replace smoke detector and remote batteries. It is helpful to leave spare lightbulbs of various sizes and spare batteries for renter use.
- Air conditioning units should be serviced including cleaning the filters.
- TV / Roku – if you have more than one remote for the same device, it would be helpful for tenants if you provide detailed instructions for the use of each remote.
- All closets and drawers should be emptied of any personal clothing and belongings. Personal photos and expensive/sentimental items should be stored safely away.
- Regularly scheduled pest treatments (especially for ants and spiders) are highly recommended. If you have traps for this, remove them from your rental property before the renters arrive.
